Our approach

Selling a property in France is rarely only about transferring ownership. It is often a moment when matrimonial, fiscal and successoral dimensions intersect. Our practice consists in receiving sellers as early as the decision to sell is made, before the agency mandate is signed, in order to anticipate the constraints and shape the calendar accordingly.

For sellers based abroad or owning a property in France while residing in another country, we coordinate with foreign counsels (notaries, solicitors, attorneys) and adapt the legal documentation to international standards (apostille, certified translations, power of attorney signed before a foreign notary).

Four key stages

  • Preliminary review. Marital status, matrimonial regime, title of ownership, mortgage situation, capital gains taxation.
  • Promesse or compromis. Drafting in authentic or private form, follow-up of suspensive conditions, escrow management.
  • Period between the two deeds. Coordination with the buyer’s notary, document verification, calendar management.
  • Authentic sale deed. Signature at the office, publication at the land registry, release of funds.
